List of necessary documents

List of documents on borrower for considering application about providing a credit for buying an object of immovable property:

• Passport of borrower.
• Certificate  from psychoneurological dispensary testifying that the borrower is not registered in psychoneurological dispensary (original).
• Certificate from STAU about conferment of identifying number to borrower.
• Certificate from the work place about occupied position (original).
• Certificate from the work place of borrower about income for the last 6 months (with information for every month) (original).
• If borrower is registered as a subject of entrepreneur activity:
• certificate about state registration of subject of entrepreneur activity of individual;
• declaration about income for the last 6 months;
• certificate from STAU about absence of debts to the budget (original).
• Marriage certificate (if any).
• Passport of spouse.
• Certificate from STAU about conferment of identifying number to spouse of borrower.
• Certificate from Housing Office about registration of under age child of borrower (form №3) or passport of citizen of Ukraine of under age child, but who is 16 years old with mark about registration (original).
• Copy of work book attested with a seal from the last work place (if any).

If spouse is registered as a subject of entrepreneur activity:

• certificate about state registration of subject of entrepreneur activity of individual; certificate from STAU about absence of debts to the budget on obligatory payments (original).

In case borrower (his spouse) has a credit in another bank or is a guarantee:

• copy of credit agreement;
• copy of mortgage (pawn) agreement;
• certificate from bank testifying that borrower has no  overdue debts on payment percentage and body of credit (original);
• copy of guarantee agreement.

List of documents on bought object of immovable property:

• Legislative document on object of immovable property (Purchase contract, agrement of exchange, gift, etc., certificates about right of property, registered in a proper way by Technical Inventory Bureau (further on - TIB)).
• Extract from State Docket of Law (in case Purchase contract, agreement of exchange, permanent alimony etc. was signed in 2004 and later).
• Certificate-characteristics of TIB (extract from docket of right of property for immovable property).
• Certificate from Housing office about balance price of the flat.
• Certificate from Housing office about registered persons (Form №3) (original). As to houses  -  a house book.
• Certificate of "Kyivenergo" ("Oblenergo") about condition of payment for electric energy (original).
• Certificate from Housing office about absence of debts for public utilities and rent (original)
• Technical passport on object of immovable property (inventory case).
• Passport (-s) of owner (-s) (as to persons under 16 years old  -  birthday certificate).
• Certificate from STAU about conferment of identifying number for all owners of the object of immovable property.
• Decision of Board of Trustees, if object of immovable property or its part belong to an under age child (for all that indicating in decision essential elements of object of immovable property, that will be gained/gifted on the name of an under age child instead of a sold one is obligatory).

The following documents on object of immovable property, which will be gained/gifted, according to decision of Board of trustees for the child should be provided:

• passport (-s) of owner (-s), certificate from STAU about conferment of identifying number for all owners of the object of immovable property, right-testifying document, registered in TIB, certificate-characteristics of TIB (extract from docket of property rights for immovable property).
• certificate from owner testifying that immovable property is not rented (in case non-residential housing is put on mortgage).

Documents on ground area:

• state act about right of property for the ground area;
• certificate from the local body of council/committee on ground resources of the corresponding regional department of ground resources about normative money evaluation of the ground area (original);
• act (report) about holding an independent expert evaluation of the ground area;
• certificate from the corresponding regional department  or city (city of regional significance) administration (department) of ground resources of Goskomzem of Ukraine about limitations (burdens) on using a ground area ( servitude certificate) (original).
