List of necessary documents
A list of the borrower's documents for considering an application for granting a credit on the purchase of a real estate object.
- Borrower's passport.
- Certificate of the State Tax Administration of Ukraine (hereinafter - the STAU) on assignment of a tax identification number to the borrower.
- Certificate from the place of work on the borrower's position.
- Certificate from the place of work on the borrower's income for the last 6 months (details by month).
- If the borrower is registered as an
entrepreneur:
- the certificate of the state registration as an individual entrepreneur;
- income declaration for the past 6 months;
- STAU certificate of no indebtedness to the budget or a statement from the State Register of Encumbrances on Movable Property (SREMP). - Certificate from a psycho-neurological hospital that the borrower is not registered with the psycho-neurological hospital ( if the credit amount exceeds USD 70 000);
- Marriage certificate (if any).
- Passport of the marriage partner.
- STAU certificate of assignment of the TIN to the borrower's marriage partner.
- Housing and communal service certificate of registration (Form No. 3) of the registration of the borrower's underage child, or the passport of a citizen of Ukraine of a minor who has reached the age of 16 with the registration mark.
- Copy of labor book authorized with a seal from the last place of work (if any).
If the marriage partner is registered as an entrepreneur
- Certificate of state registration of an individual entrepreneur;
- STAU certificate of no indebtedness to the budget or a statement from the State Register of Encumbrances on Movable Property (SREMP).
If the borrower (their marriage partner) has a credit with another bank or acts as a surety:
- Copy of the credit agreement;
- Copy of the mortgage (pledge) agreement;
- Bank certificate that the borrower doesn't have overdue indebtedness on a principal amount and interest repayment;
- Copy of the suretyship agreement.
List of documents for the purchase of real estate
- Title document to the real estate object (sale and purchase, exchange, gift agreement, etc., title certificate, court decision certificate, etc., duly registered with the Technical Inventory Bureau (hereinafter - the BTI).
- Statement from the State Deed Register (if the sale and purchase, exchange, permanent alimony agreement was entered in 2004 and later).
- BTI certificate-characteristics (extract from the register of titles to the real estate).
- Housing and maintenance office certificate of the balance value of the apartment.
- Housing and maintenance office certificate of the registered persons (Form No. 3). With regard to private houses, the house register.
- Certificate of Joint-Stock Company Kyivenergo (Oblenergo) on the state of power supply settlements.
- Housing and maintenance office certificate of no indebtedness on house maintenance services and residential rental.
- Technical passport of the real estate object (inventory file).
- Passport of the owner(s), birth certificate for persons under 16.
- STAU certificate of a TIN assignment for all the owners of a real estate object.
- Decision of the board of trustees if the real estate object or a part thereof belongs to a minor (it is necessary to indicate in the decision the details of the real estate object purchased/presented for the minor instead of the sold one).
The following documents should also be submitted or the real estate object to be purchased/gifted for a minor according to the decision of the board of trustees:
- Passport of the owner(s), STAU certificate of a TIN assignment for all the owners of the real estate object, title document registered with the BTI, certificate-characteristics from BTI (extract from the register of titles to the real estate).
- Certificate from the owner that the real estate is not leased/lease agreement (if non-residential premises are given for mortgage).
Documents for a land plot:
- State title act to the land plot;
- Certificate from a local council body/land resources committee of the respective district department of land resources on the normative monetary evaluation of the land plot;
- Act (report) on the independent expert evaluation of the land plot;
- Certificate from the respective district department or the city (oblast cities) department (division) of land resources of the Land Committee of Ukraine on the limitations (encumbrances) for the use of the land plot (servitude certificate).
